Who needs a permit?
A building permit is required for most construction work. You do not need a permit if you are doing minor electrical repairs, replacing window glass, making minor plumbing or mechanical repairs or constructing a storage shed that is less than 120 square feet in area and does not contain any electrical, plumbing or mechanical.
Items Requiring a Building Permit:
- Covered patios
- Shade structures
- Gazebos
- Storage sheds over 120 sq. ft.
- Fences
- Car ports
- Irrigation systems
- Gas line, repair or new
- Pools, spas, hot tubs (above ground pools under 5,000 gal. require barrier permits only)
- Decks 30" or more above grade
- New electrical
- New plumbing
- Replacing roofing material
- Window or door frame replacement
- Sheet rocking
- Removal of wall or portion of wall
- Heating or cooling unit, new or replacement
- Exterior wall coverings
- Conversion of garage to living space
Items Exempt from Building Permits:
- Replacing plumbing fixture
- Repairing hole in wall
- Replacing receptacle or switch
- Replacing electrical fixture or appliance
- Painting
- Window glass replacement
- Low voltage lighting
- Storage shed under 120 Sq. ft. (still required to comply with set backs)
